The Homestead is a seamless blend of modern conveniences with country style and charm. This specific quote is for the main 6br House and the other 4br house on the property can be rented separately. Privately set on 43 acres in the heart of Pokolbin, with beautiful mountain views, this wonderful property is certain to delight.

Silver Springs Homestead is built to host diverse groups. Multiple living areas mean that the kids can be in one place while you entertain on the other and the single level layout also allows for those with mobility issues and young children alike to enjoy the entirety of this Hunter Valley gem. The stunning views & superb property need to be seen to be appreciated!

THE IMPORTANT STUFF
This is a 5 bedroom home plus a studio offering bedding up to 15 guests.
Bedroom 1: 1 King bed OR 2 x single beds upon request

Bedroom 5 – Queen

Linen: 1 set of full bed linens and 1 bath towel per person are supplied. Guests may wish to bring extra towels depending on the length of their stay. Pool/Lake/Beach towels are BYO

Guest Amenities: We are Eco-Friendly – to help reduce wastage, we supply a luxury shampoo/conditioner/bodywash in each shower. In addition, guests are advised to bring their own personal preferred bathroom products/amenities.

How We Price: The booking price is based on a minimum number of guests. Any guests above this number are chargeable on a per person/per night rate. The system will automatically calculate the correct rate when you enter the required number of guests. Reductions in guest numbers are non-refundable.

Arrival Details: Access to the property is made simple. You’ll receive an access code via SMS just before 3pm on your arrival day, which you’ll use for the duration of your stay. Standard check-in is at 3pm. While an earlier arrival may be possible, it cannot be confirmed until the afternoon prior to your arrival. If an earlier check-in is available, we will send you an SMS by 4pm the day before to confirm.

Wifi is provided complimentary on behalf of the owner. It is intended to be used in an appropriate manner by all guests. As the service is provided by an external 3rd party, Weekenda cannot and do not guarantee the speed or efficacy of this property’s wifi connection nor do we pay any compensation for interruption of service for any reason.

Pools: If the property has a Swimming Pool then it will be opened for swimming for the start of the NSW September School Holidays and closed and Winterised immediately after the NSW Easter School Holidays have been completed.

Fires and Firewood: Internal wood fireplaces and outdoor fire pits only operate after the NSW Easter School Holidays up to before the NSW September School Holidays in line with NSW state fire restrictions. Please note we will normally supply enough firewood, kindling & fire-starters for between 1-2 nights of your stay. For guests wishing to have additional fires, we suggest BYO Firewood, Kindling, and Starters which can be easily purchased from the local service stations.

Respecting Our Neighbours (Noise & Behaviour)
We’re located in a peaceful area, and we kindly ask guests to be mindful of noise at all times, especially in outdoor areas such as balconies and yards. Quiet hours apply between 10:00pm and 8:00am, during which noise must be kept to a minimum.

No Parties or Events
This home is not suitable for parties, events, weddings, or large gatherings. We absolutely welcome groups of adults enjoying their time together—just with consideration for the home and our neighbours. If it’s the kind of stay that would create excessive noise or disruption, it’s probably not the right fit for this property.

Registered Guests Only
To ensure a comfortable stay, only guests included on the booking are permitted at the property.
If you’d like to invite visitors or add additional guests, please contact us in advance for approval. Visitors may be approved for short periods with prior written consent. Unapproved guests may result in additional fees or further action.

Cameras & Noise Monitoring
For the safety of guests, the property, and the surrounding community, external security cameras may be installed. These are positioned only in external access areas (such as entrances) and are used solely for security and neighbourhood monitoring. All devices comply with local regulations. Some properties may also have a noise monitoring device installed. These devices do not record conversations and are used only to monitor overall noise levels in line with the NSW Short-Term Rental Code of Conduct. Guests must not tamper with, disconnect, or remove any monitoring equipment.

Compliance
We appreciate your cooperation in respecting these guidelines. Breaches of house rules may result in additional charges, cancellation of your booking, or involvement of local authorities where required.

Guest Registration / ID Check : Weekenda requires every guest to complete and sign an electronic guest registration prior to arrival which will ask for photo ID i.e. a copy of your Drivers Licence or Passport. The primary booker will also be required to complete a list with the guests names and actual mobile numbers. In the event we are unable to reach the primary booker, it is very important we can get a hold of other guests. These documents will be deleted after your departure. Access Codes are only released to Registered and Verified Guests.

Insurance: As always, but ever so more due to recent times, we strongly encourage any holidaymakers to obtain a very inexpensive 3rd Party Domestic Travel Insurance Policy to cover you for all manners of matters which may restrict travel. This is particularly helpful for things like Hunter Valley Concert cancellations, Covid or Medical and Other Emergencies for which we don’t provide refunds, and anything which falls under our standard Terms & Conditions irrespective of the reason. We suggest reviewing policies with ‘Cover-More’ or ‘Travel Insurance Direct’ or ‘Insureandgo’

We had the most wonderful time at silver springs.

We had the most wonderful time at silver springs. The views across the paddock are beautiful, with kangaroos surrounding the house daily! There is a wonderful fire pit outside which we toasted marshmallows and the house had everything we needed. On the first morning we watched the hot air balloons fly over. The kitchen is really well stocked with appliances, plates, cup, cutlery etc., so much so that we were able to cook as though we were at home. We stayed with a group of 13 people and the house is huge! – three living rooms, and plenty of bedrooms. It was very clean. Very easy check in procedure with code on the door. Very close to the wineries and hunter valley gardens. Wonderful place – we will surely come back one day.”

The house itself was great it was very clean inside and was stocked with lots of outdoor games as well as board games .

The house itself was great it was very clean inside and was stocked with lots of outdoor games as well as board games . The kitchen is well stocked with quite a few pantry essentials. The pool area is nice. The rooms are spacious and nice. We would definitely book again!

A beautiful home with a magnificent view. A peaceful and blissful escape to a clean air relaxing paradise. It is still close enough to the The Hunter’s attractions but just far enough away to feel like you are the only people on earth the offer of an extra night at a reduced rate was a no brainer. We will be returning as soon as possible.
